The site is organized around a large, south-facing, publicly accessible courtyard that effectively draws the adjacent park into the development, creating a welcoming and active outdoor gathering space. The development endeavours to establish a sense of place while enhancing pedestrian movement through and around the site.
Residential towers are strategically positioned to anchor the corners of the site, with the west tower establishing a strong presence along Mountain Highway. Following the OCP design guidelines, the compact tower-podium buildings are utilized to maximize efficiency and support sustainable and neighbourly urban development. Built form promotes a vibrant, walkable community and facilitates connection to outdoor amenities and services.
At-grade retail uses form a continuous and animated street wall along the Mountain Highway frontage, reinforcing pedestrian comfort and enjoyment. Along Fern Street, stepped setbacks articulate the street edge and invite pedestrians into the site.
